A drain rarely fails without giving some warning first. The warning signs of drain failure can start with a slow kitchen sink or a toilet that needs a second flush, then develop into foul smells, repeated flooding or damage around the property. Acting when the signs are still small can avoid an unpleasant emergency and a more involved repair.
A one-off blockage may be caused by too much paper, food waste or debris entering the system. A problem that keeps returning is different. It often points to an issue below ground, such as root ingress, a cracked pipe, displaced joints or a collapsed section of drain. The aim should be to find the cause, not simply clear the symptoms for another few weeks.
1. Blockages keep coming back
If the same toilet, sink, gully or outside drain repeatedly blocks, it is time to look beyond the immediate obstruction. Chemical drain cleaners and basic plungers can sometimes provide short-term relief, but they cannot repair damaged pipework or remove roots growing through a joint.
Recurring blockages are particularly common in older properties across the West Midlands, where original clay drainage may have shifted or deteriorated over time. Grease can build up in commercial kitchens, while wipes, sanitary products and excessive toilet paper can create stubborn obstructions in domestic systems. However, if professional clearing works but the blockage soon returns, a CCTV drain survey is usually the sensible next step.
The camera shows what is happening inside the line, including scale build-up, fractures, intruding roots and poorly connected pipework. That means any repair can be based on evidence rather than guesswork.
2. Drains are slow across more than one fixture
A slow basin on its own may be a local trap blockage. When the toilet, shower, bath and sink are all slow to empty, the restriction is more likely to be in the main drain serving the property.
Listen for gurgling too. A gurgling toilet or plughole often means air is struggling to move past a partial blockage. Water may drain away eventually, but the system is no longer flowing as it should. Left alone, a partial blockage can turn into a full backup at the worst possible moment.

3. There is a persistent foul smell
Drains should be sealed and ventilated so that odours do not enter the property. A brief smell after a drain has been unused can be caused by a dry trap, particularly in a utility room, vacant flat or rarely used bathroom. Running water for a short time may restore the water seal.
A continuing smell is more concerning. It can indicate a broken pipe, an open or damaged drain connection, a blocked vent, or wastewater sitting in the system because it cannot flow away properly. Odours around an external inspection chamber, patio, driveway or garden can be just as revealing as smells indoors.
Do not mask a sewage smell with air freshener and assume the issue has gone away. If it persists after normal cleaning and use, the drain needs checking. A camera survey can identify whether the problem is a defect in the pipe, a blockage or a problem with the chamber itself.
4. Water backs up from toilets, showers or gullies
Water coming back into a shower tray when a toilet is flushed is a clear sign that the drainage system is under pressure. The same applies when wastewater rises in an outside gully, inspection chamber or manhole instead of moving away.
This may be caused by a severe blockage, but it can also happen where a pipe has collapsed or been crushed. In periods of heavy rain, surface water problems can make matters worse, especially if gullies are blocked with leaves, silt or building debris. The source needs separating before work begins, because foul drainage, rainwater drainage and a local plumbing issue are not always the same thing.
Avoid using more water until the issue has been assessed. Repeated flushing, washing machine cycles or long showers can increase the risk of internal flooding and contamination.
5. Damp patches, sinking ground or unusually green areas appear outside
A failed underground drain can leak gradually for some time before a blockage occurs. Look out for wet patches in dry weather, soft or sunken ground, loose paving, cracks around a driveway, or one area of lawn that is noticeably greener and faster-growing than the rest.
Leaking wastewater can wash away the soil supporting a pipe or paved surface. It may also create a void beneath a path, patio or driveway. That is why a small depression should not be dismissed as a cosmetic issue, particularly if it sits along the likely route of the drains.
The repair method depends on the condition and location of the pipe. A local crack or failed joint may be suitable for no-dig CIPP relining, which creates a new lining inside the existing drain with minimal excavation. A collapsed or badly displaced pipe may need a targeted excavation and replacement. A proper survey helps establish which option is technically sound and cost-effective.
6. Trees are close to the drainage run
Tree roots are naturally drawn to moisture and can exploit tiny gaps in older drains. Once inside, they expand and trap toilet paper, fat, scale and other debris until the pipe blocks. Roots do not always mean the tree needs removing, but they do mean the pipe should be inspected and repaired correctly.
Simply cutting roots out can restore flow, yet the problem may return if the entry point remains open. Depending on the drain condition, relining or replacing the affected section can close the defect and provide a more durable result.
7. An inspection chamber is full, damaged or overflowing
An inspection chamber gives direct access to the underground drainage system. If it is full of water when no appliances are running, there may be a restriction downstream. If wastewater sits above the outgoing pipe, backs up after use, or overflows onto the ground, arrange urgent drainage assistance.
Take care when lifting covers. They can be heavy, damaged or insecure, and an open chamber is a safety risk for children, pets and visitors. Never enter a manhole or confined drainage space. Professional drainage work requires the right equipment, training and safe working procedures.
When a drain failure needs urgent attention
Some drainage faults can be booked in for investigation, while others should be treated as urgent. Contact a drainage specialist promptly if sewage is entering the property, an inspection chamber is overflowing, several fixtures are backing up, or you can see ground movement around a suspected drain leak.
Property buyers should also take recurring drainage history seriously. A pre-purchase CCTV drain survey can identify defects hidden below ground before contracts are exchanged. For extensions, renovations and new builds, checking the existing drainage layout early can prevent costly alterations once construction is under way.
Why diagnosis matters more than another quick clearance
High-pressure water jetting is highly effective for clearing many blockages, including fat, scale, silt and root masses. But clearing a drain and repairing it are separate jobs. If a camera inspection shows a cracked pipe or open joint, clearing alone is unlikely to give a lasting outcome.
A good drainage contractor should explain what has been found, show you relevant survey footage where appropriate, set out the repair options and be clear about the cost before work proceeds. There are occasions where excavation is unavoidable, but it should not be the first answer when a durable no-dig repair is possible. Equally, relining is not suitable for every drain, particularly where a pipe has severely collapsed or lost its line.
